Adelaide Square Apartment Terms & Legal

Service and Management

A Management Company has been formed and each apartment owner will become a member, and will levy an annual service charge to cover:

  • 24-hour concierge
  • All external garden and building maintenance
  • All electricity charges for communal areas
  • Block insurance
  • Cleaning of communal areas and courtyard
  • Maintenance and upkeep of Fitness Centre
  • Managing Agent's fee
  • Sinking fund

Costs associated with the underground car park (e.g. electricity, cleaning etc.) will be apportioned to users only.

Terms and Conditions

EURO 4000 is payable on booking an apartment subject to contract. The remainder of the 10% is payable within three weeks on signing of contracts. The developer reserves the right to refund the EURO 4000 booking deposit and place the unit back on the market if exchange of contracts does not take place within 3-weeks. The balance is payable on completion.

Most Adelaide Square apartments qualify for first-time buyers grant and stamp duty exemption will apply to owner- occupiers. The development is covered by a 10-year HomeBond Guarantee Scheme.

Restrictive Covenants

Adelaide Square has been designed for comfortable and convenience living, with owner-occupiers in mind; to that end the developers consider that it is preferable to give legal expression to certain aspects of the ongoing use of the complex: as a result, restrictive covenants will be put in place to ensure that none of the following will be allowed to occur or remain as a source of complaint:

  • Any alteration to the buildings
  • Bicycle storage other than in the areas provided
  • The drying of washing on or in the vicinity of balconies
  • The placing of rubbish on balconies or elsewhere in public areas other than in the areas provided
  • Excessive noise
  • The use of barbecues or other means of external cooking
  • Loud music in the courtyard or elsewhere that causes disruption to quiet enjoyment of the complex
